Terms of Booking & Booking Deposit
By placing a booking with us (the property owner / his/her representative) you (the lead guest) and your booking party (guests) agree to the following terms and conditions as set-out. During your stay you agree to abide by the subsequent conditions as set-out. If you have any questions about booking with us, please contact us before making a booking.
Booking Process
To place a booking with us the lead guest must be at least 18 years of age. The maximum number of staying guests per room is illustrated in the room occupancy details on the website. Where the person making the booking is different to the lead guest taking up the occupation, the person making the booking may be held responsible for cancellation, non-arrival and damages as set-out within. Only the lead guest and the named booking party are allowed to use the property and its facilities, any third party visitors are only allowed access at our express permission.
To secure any booking we require a full payment to be paid in advance. Payments must be 'cleared funds' before a booking can be confirmed. Payments are only refundable under the conditions set-out here within.
Payments can be made online using debit / credit card as well as by digital bank transfer. Any charges raised against us by our banks for handling dishonoured cheques, bank transfers or any other payments, must be reimbursed by the lead guest within seven (7) days of any request to do so.
All guests agree to respect the privacy and peace of all other staying guests, neighbours and the owners at all times. We reserve the right to cancel a booking with immediate effect if guests are not honouring this agreement or causing a disturbance / nuisance to other guests, neighbours or the owners.
Check-in & Check-out
Guests must check-in and check-out by the times stated below;
- Check-in after: 15:00 and before 22:00 on the day of arrival
- Check-out by: 11:00 on the day of departure
Cancellation, Returned Deposit & Non-Arrival Conditions
Guests who need to cancel a booking should contact us as soon as possible. Deposits already paid are only returned in accordance with the following conditions;
- Cancellation made 48 hrs or more in advance of arrival date = Full refund
- Cancellation made 48 hrs or less of arrival date = No refund issued, full amount of booking due
- Non-arrival guests, who are unable to attend or fail to attend for whatever reason forfeit their paid amount and the full amount of the booking will be due. It is suggested that booking guests take out appropriate holiday / cancellation insurance where required.
In the rare event we need to cancel your booking with us, please be aware that we cannot be held liable for circumstances beyond our control and that our liability to you is limited to the refund of any payment already made.
Emergencies
In the event of an emergency the guest is asked to:
- Make use of the fire blanket and/or fire extinguisher only if appropriate
- leave all belongings and exit swiftly through the main exit, ensuring all individuals require assistance are brought to safety
- wait on the main road away from the building and inform emergency services by calling 999 and quoting your location

The Guest’s Obligations
The Guest has the right to occupy the property for a Rental Period only (within the meaning of schedule 1, Paragraph 9 of the Housing Act 1988.) The Guest agrees:
- Not to host an event or party. If this is not respected, the Guest will be charged £2000. Please note that this property features a noise and occupancy level monitor.
- That in no circumstances should overnight accommodation be provided for guests other than those declared to Caerus Property are notified in advance.
- To undertake to pay for any losses or damage to the property caused.
- To take good care of the property and leave it in a clean and tidy condition at the end of the tenancy.
- To permit the Owners and Caerus Property reasonable access to the property.
- Not to cause an annoyance or become a nuisance to occupants of adjoining premises.
- Not to be the cause of any noise between 10pm and 9am.
- Not to smoke in the property or any of the public areas associated with it.
- Not to bring any pets to the property.
- To read any safety notices and advice upon arrival in the property.
- Not to re-let or sublet the property to any other group/party.
- To only use the property strictly for residential purposes.
- Not to use the property for parties or gatherings. If, on arrival, it is felt the Guest is intending to use the property for such an event, the Guest will be refused entrance.
- Not to make use of the phone or fax line connected to the property.
- Not to light any fires or candles in the property.
- Not to permit any visitors to enter the property.
- Not to hang or place wet or damp articles of washing upon any room heater.
In the event of breach of these terms and conditions, the Guest will be required to leave the property immediately and no refunds will be offered.
The Guest is obliged to provide the full names of any individuals staying at the property, and may be required to present a valid photo ID for each individual. If any individuals other than those declared on the booking occupy the property, the full Security Deposit will be retained and the relevant public authorities informed.
The Guest is responsible for ensuring that the property is not occupied by more people than is stated on the Guest’s booking confirmation email. Caerus Property reserves the right to refuse admittance to the property if it feels this condition is likely to be breached. In this case no paid funds will be returned.
Condition of Property
The Guest must follow the instructions in the welcome manual of the property. For any losses, damage, or any cleaning necessary over and above normal servicing, we reserve the right to charge the lead guest for associated costs caused through the course of a booking by any member of the booking party. This includes breakages, spillages, stains, damage to furniture or fixtures and fittings. Any accidental damages should be reported as soon as possible in order to minimise damage and associated costs.
The Guest is responsible for taking all reasonable care of the property and its contents. The property and all equipment, utensils, furniture, etc. must be left clean and tidy at the end of the Rental Period. No items can be removed from the property.
The Guest will be responsible for making good any damage to the property or its contents, which has occurred due to negligence, wilful damage or irresponsible behaviour on the part of those occupying the property or their guests. Such damage must be reported, without delay, to Caerus Property. The cost of the repair or replacement must be agreed with, and paid to, Caerus Property.
The Guest is responsible for ensuring that no person staying or visiting the property during the Guest’s stay will suffer anything to be done which would endanger the policy of Caerus Propety’s insurers in respect of the property and its contents which might make the same void or voidable.
Keys
The loss of a key (including parking fobs) to a property will be charged at £75.00. Keys must be returned upon check-out as stipulated in the property’s manual or as per the instructions of Caerus Property. If left in a keysafe, it is the responsibility of the Guest to ensure the keysafe is locked properly. In case of a key not being found in the key safe or designated check-out box following check-out, or if the keysafe code has been changed or for another reason the keysafe fails to open and Caerus Property or its representative are unable to retrieve the keys or fobs, this will be treated as the Guest having lost the key. Duplication of keys or fobs, and the changing of entry or key safe codes is not permitted. Divulging access arrangements to third parties is not permitted.
Parking & Parking Permits
In cases where Caerus Property provide the guest with a guest parking permit, please park in a parking bay on the street and display the permit in the front windscreen of your vehicle during the restricted hours.
Where on-site parking is provided guests accept that they park their vehicles at their own risk and must park in the designated areas.
IMPORTANT: The guest must return the permit to the property prior to departure. Failure to return the parking permit in this manner will result in an admin charge of £200 being applied to replace the permit and deal with the inconvenience caused for subsequent guests.
WiFi Fair & Appropriate Usage Policy
Where WiFi Internet access is provided, guests accept to use this access to the Internet fairly and appropriately. We may monitor network performance and user usage in order to maintain a fair and high level of service to all our guests.
The Internet access provided is intended for general use such as access to the world wide web, email, messaging, social media, light video / music / media streaming. It is not intended or ideally suited for heavy media streaming, online gaming, extensive downloads / uploads. Access to illegal activity or use of our network for illegal activity is not prohibited and will be reported to local authorities.
No guarantee can be made that the internet service provided will be compatible with your device. No technical support for the connection is available. Functionality of the connection cannot be guaranteed. Should the broadband connection not be functioning for any reason no liability is taken by either the owner or Caerus Property and they cannot be held liable for any losses resulting from the loss of connection.
We will use our reasonable endeavours to make the Service available 24 hours a day, however we will not be liable if for any reason the Service is not available at any time or for any period. Access to the Service may be suspended at any time.
Lost Property
Any lost property, if discovered and found, left behind by guests during a stay will be held for a period of 1 month. While we will make our best efforts to reunite lost property with their owners we accept no responsibility in replacing lost items and encourage guests to ensure they have all their belongings before checking-out. We may offer to post lost items via recorded delivery at the cost of the property owner, otherwise collection can be arranged.
Smoking
Smoking of any tobacco products including, but not limited to cigarettes, pipes, e-cigarettes, e-liquids, cigars, snuff or chewing tobacco, is not allowed inside or in the grounds of the property in accordance with the Health Act 2006.
Pets & Service Dogs
We do not accept pets throughout the accommodation, except for service dogs.
Accessibility Statement
Our company operates in accordance with the Disability Discrimination Act 1995 and the Equality Act 2010 and, as such, we encourage all prospective guests to talk to us about any special accommodation requirements they may have. We will be pleased to discuss our most appropriate accommodation solutions with the aim of making all guests’ stay as comfortable as possible.
Your Personal Details & Privacy
We are required to keep a register of guests over the age of 16 who stay with us, this includes full names and nationality, and/or passport numbers, place of issue, details of next destination if they are non-British, Irish or Commonwealth guests. This is in accordance with the (Immigration (Hotel records) Order 1972). These records are kept for a minimum of 12 months and in accordance with the DPA (Data Protection Act 1998) and the GDPR (General Data Protection Regulation).
Caerus Property takes the Guest’s privacy and confidentiality seriously. Caerus Property collects:
(a) information necessary to process the Guest’s booking; and
(b) information derived from “cookies”.
Caerus Property uses cookies to monitor site usage and related information. Caerus Property will try to keep the Guest’s data up-to-date and accurate but Caerus Property provides no warranty or guarantee and bears no liability to the Guest in the event that any data transmission over the internet is not completely accurate or secure. Caerus Property may use the Guest’s information to help improve the Caerus Property website and service, to personalise the types of information the Guest receive from us, as well as for internal statistical, marketing and administrative reasons. Caerus Property does not share this information with outside parties except to the extent necessary to process the Guest’s booking. By using this website and supplying Caerus Property with the Guest’s information, the Guest consents to use by Caerus Property of the Guest’s information as described above.

Injury or Loss
Caerus Property cannot be held responsible for any personal injury, loss or damage to personal effects however arising at the accommodation. Neither the Owner, nor Caerus Property or its representatives, can be held responsible for any circumstances beyond Caerus Property’s control including, but not limited to, mechanical breakdown, illness, or failure of any public service supply. Caerus Property will not be held responsible for any death or personal injury incurred during any stay at the property save insofar as the same arose through any act or omission by Caerus Property.
Information
Caerus Property reserves the right to amend prices quoted, due to errors or omissions. While every endeavour is made to portray a true representation of the properties, no guarantee can be given to the accuracy of the photographs or descriptions.
All information supplied by Caerus Property is given in good faith and is based on information available at the time. All reasonable measures have been taken to ensure the accuracy of any statement made either in writing or otherwise, but Caerus Property is not liable for any variation however caused.
Force Majeure
Caerus Property will not be liable for any delay, loss, damage, or expense incurred if the Guest’s booking needs to be altered or cancelled or Caerus Property is unable to perform the its contractual obligations as a result of events beyond its reasonable control, which shall include but not be limited to events such as war, civil strife, terrorist activity, labour disputes, natural or man-made disaster, fire, flood, and adverse weather conditions.
Right of Access
Representatives of Caerus Property and subcontractors have the right of access to the property at any time, with due regard to the convenience of the Guest, for the purpose of inspection of the property and for the Owners to carry out any essential repair or maintenance work.
Security of Tenure
As the property is used as a serviced Rental Period accommodation it is exempt from security of tenure under the Rent Act. No rights of tenancy are created for the Guest(s) after the term of this agreement expires, which coincides with the published check-out time and which is included by default in the Guest’s booking request.
Insurance
It is recommended that personal insurance be taken out against cancellation, loss of goods. It is further strongly advised that personal accident and medical insurance is also taken out.
Liability
Caerus Property does not accept liability for any act, neglect or default on the part of the Owners or any other person, nor for any accident, damage, loss, injury, expense or inconvenience whether to person or property, which the Guests or anyone connected with the Rental Period may incur.
Caerus Property nor Owners are not and shall not be held responsible for any maintenance / building works taking place outside of the rental property.
Authority to Sign
The person who places the booking certifies that he or she is authorised to agree the Terms and Conditions on behalf of all persons being booked for, including those substituted or included at a later date, and that all these shall likewise observe the Terms and Conditions. He or she agrees to take responsibility for the party occupying the property. In this sense, references to the Guest apply to all the occupants of the property. By placing a booking, the Guest is deemed to have accepted these Terms and Conditions. Payment of the full charge also indicates acceptance of these terms and conditions.
Disclaimer
All properties are used at your own risk. At properties where there is a balcony or elevated terrace, this is used at your own risk. Parents should ensure that their children are supervised in such areas at all times.
Governing Law & Jurisdiction
The contract is deemed to have been made on 1st October 2020. The validity, construction and performance of this Agreement shall be governed by English Law. The Guests submit to the exclusive jurisdiction of the English Courts.
In the event that a court finds that a condition in these Booking Conditions is illegal or void, the illegal or void provision will be severed from the remainder of the Booking Conditions, which will continue to be valid and have full force and effect.
Litigation
In the event of any litigation arising from the booking of accommodation with Us, the Courts in England shall have sole jurisdiction on such matters and English law prevalent at the time shall be applied at the time.
Your Rights
Your statutory rights are not affected by anything contained within these Terms and Conditions of Hire.
